Window Cleaning
We offer both interior and exterior professional window cleaning. This extends to skylights, awnings, glass panels and sun rooms. We remove all dust grime and algae from window panes, with the option to deep clean the frames and the inside of the windows as well. We offer two methods for cleaning exterior windows, water-fed pole and traditional. The WFP (water-fed pole) method utilizes an extendible carbon fiber pole (reaching up to 40 feet), a soft nylon brush, soap, and deionized water. Deionized water is water with all of the minerals removed. Minerals are what causes streaks from washing windows with water, so deionized water does not streak on windows! The traditional method is slightly more expensive for ground level and second floor windows, while getting much more expensive for harder to reach windows. We use wool, specialized window cleaning solution, and a squeegee to clean windows traditionally. We recommend an exterior window washing bi-annually, in the Spring and Fall, if you want to get the most natural lighting for your house. Window cleaning costs ~7$ per side per window (window opening not window pane), with a minimum price of $100. Additional charges apply for traditional outdoor window cleaning, cleaning the frame where the window sits when closed, and picking and choosing which windows you want cleaned.
Awnings
We clean metal, plastic and glass awnings. Metal (aluminum) awnings are typically cleaned using a power washer, with finishing touches sometimes done using a water-fed pole. We only clean plastic awnings using a WFP due to the potential of causing damage when using a power washer. For glass awnings, our annual cleanings are done using a WFP. However, sometimes a deep cleaning is needed to clean out years worth of debris and rot from hard to reach surfaces. In this case, power washing may be necessary. We recommend getting your glass awnings cleaned at least once annually in the spring, in order to remove algae and grime build up before you start using your patio again. Awning cleanings start at $100.
Gutter Cleaning
We clean gutters by hand, with the help of a gutter scoop on an extendible pole (we love extendible poles) to drag leaves and debris towards us. We grab the gunk out of your gutter, put it in a bucket, and typically dispose of it in your green bin (we can take it away, but at an additional cost). Our recommendation for gutter cleaning frequency varies by house. If you have deciduous trees near your house, we recommend cleaning in the fall, after most of the leaves have fallen. It is not necessary to wait for the last tiny leaves to fall, as this leaves leaves in your gutter for too long, potentially causing damage due to freezing or gutters that are just too heavy for their supports. For evergreen trees, we don't have any specific recommendation, some houses need it done once a year, typically in March or September, and some houses need their gutters cleaned every couple of months. This will depend on the location and size of trees near your house. Finally, houses without trees nearby should have their gutters checked for debris every one or two years. If you need to get your gutters cleaned annually and you don't have trees nearby, it might be time to look at getting moss removal done. Gutter cleaning typically costs $100-$200 for most 2-2.5 story houses. Gutter style and accessibility affect the price greatly.
Exterior Gutter Cleaning
We clean the outside of the gutters using a WFP and a solution. Typically this is done at the same time as window washing or siding cleaning. We are able to remove algae, dirt, grime, and mold from the outside of your gutters, bringing the colour back from a dirty black to the original white. We recommend exterior gutter cleaning gets done at the same time as any siding or window cleaning. This helps avoid damage due to consistent of strong cleaning agents during less regular cleanings. We typically offer package deals for vinyl siding, soffit, exterior gutter and exterior window cleaning. Our current price is $350 for most 2-2.5 story houses.
Siding Cleaning
We offer siding cleaning for vinyl, wood, aluminum and stucco houses, with a specialty in cleaning vinyl siding. This section focuses on vinyl siding, however we use similar processes for aluminum and wood siding. We use soap and a water fed pole to scrub down the entirety of the siding surface of the house, to remove any dust and dirt. For more dirty surfaces (usually the north or shady sides of the house), we use a solution involving bleach to clean off algae, mildew, moss and mold. We recommend getting your vinyl siding cleaned once every two years, usually during the summer, as that is when clean siding is most noticeable. Using a light bleach solution consistently, or even a strong solution once, is unlikely to cause any damage to the vinyl. Leaving a buildup of algae that starts to grow mold on the siding is dangerous to the health of your siding, and it's likely not great for you either. We typically offer package deals for vinyl siding, soffit, exterior gutter and exterior window cleaning. Our current price is $350 for most 2000 sq. foot 2-2.5 story houses.
Stucco
We typically clean stucco siding using a (low pressure) power washer. During a routine cleaning, this involves nothing more than a bit of soap and some low (<1000 psi) pressure water rinsing off the siding, using either a ladder or an extendible power washing pole (did we mention how much we love our extendible poles). When stucco houses have not been cleaned for a few years, they get organic growth on them, which is removed using a solution involving bleach. This is the safest way to remove algae and mold which is discolouring your siding, without causing more discolouration. Stucco cleaning costs vary widely by house, prices start at $200.
Soffit Cleaning
Soffits are the part of your house that hang under your gutter. This section focuses on cleaning vinyl soffits, however we can typically clean most other surfaces as well. Spraying too much water (power washing) into the soffits can cause moisture in the insulation. However, your soffit is designed so to get water out of the insulation, so we decided that the most effective method is to use a water-fed pole without much water being fed to clean your soffits. We do offer cleaning without any water being sprayed towards the soffits, however , this can be prohibitively expensive, and is unnecessary. We typically offer package deals for vinyl siding, soffit, exterior gutter and exterior window cleaning. Our current price is $350 for most 2000 sq. foot 2-2.5 story houses.
Power Washing
Power washing involves the use of high power water, and optionally chemicals, to clean hard surfaces. We use a high pressure 4000 psi commercial power washer to get a deeper clean on your walkways, driveways and patios. We offer power washing services for a variety of ground surfaces of your house, including wood, concrete, asphalt, vinyl, interlock, brick and more. If your walkways are getting slippery at above zero temperatures, power washing can typically help. Additionally, the hard surfaces around your house will look much better after getting power washed. You might be surprised that the original colour of your driveway is a light grey, not a dark slimy grey that turns black when wet. Brick and Interlock require sanding after being power washed. This can be avoided by using a soft wash (chemical) treatment to eliminate the need for sanding or a spot treatment to minimize it. To keep your hard surfaces clean, power washing is typically required once a year. If you are worried about the long term effects of consistent power washing on your driveway, patio or walkway, but still wish to have your grounds look clean every year, driveway sealing may be the option for you. Prices for power washing are charged hourly, $150 for the first hour and $100 for every hour afterwards. A four car driveway with good drainage will cost around $200, poor drainage will increase cleaning time, and therefore cost, significantly. Any time we have to spend moving objects to prepare for power washing is charged at $75 an hour.
Driveway Sealing
Driveway sealing involves a deep clean using a power washing, followed up by applying a clear coat sealant to protect the surface of the driveway (or patio, walkway, etc.). This keeps the driveway cleaner for longer, and avoids wear and tear caused by power washing. If your driveway, patio or walkway requires sanding, we recommend getting sealing done as well. Even with sanding, a brick or interlock surface that is over power washed will deteriorate, the surface will become inconsistent and large cracks will develop. Driveway sealing is not a good option for surfaces that sit lower than a garden or lawn. Driveway sealing typically costs nearly double the price of power washing, but your driveway will stay clean thrice as long. Sanding may increase the price closer to three times the price, but it is cheap and easy to do yourself, we can teach you.
Moss Removal
Moss removal is the process of removing what moss can be safely removed from your roof, and killing off the rest of it. This is usually combined with cleaning black algae (Gloeocapsa magma). Moss and black algae growth on your roof is harmful and can eventually cause moisture to seep below the shingles. The first step of moss removal is usually a cleaning of the majority of moss from your roof using a vinyl brush. This step removes the moss that can be removed safely without damaging your roof. Moss removed from roofs unfortunately usually falls into gutters, requiring them to be cleaned out afterwards. The final step is spraying the roof with a bleach solution in order to kill off the black algae and the remainder of the moss. Roofs with brick or concrete shingles may be cleaned using a power washer, however we do not recommend this unless your house has hidden gutters. A cleaning involving manual removal of the moss is typically only required once, as long as the roof is sprayed when buildup starts again. This could mean the roof getting sprayed every one to five years depending on the house. Trees, humidity and height are the largest factors in how frequently your roof should be sprayed. Moss removal is typically in the range of $4-600 for full removals on 2 story houses. Height, and slope of roof greatly affect the price of full cleanings, but do not matter as much for spraying.
